Some lenders have adopted a TDSR ratio of 44% on a case by case basis, most lenders after the new government regulations came into force in April 2010 are still using the 32% GDSR and 40% TDSR.
2nd Homes a person may have a 2nd home with as little as 5% down. This cannot be a rental property and the clients must qualify for the mortgage based on their income and credit report. The use of the property would be for family and the clients own use.
EQUITY FINANCING FOR EMPLOYEES, SELF EMPLOYED AND COMMISSIONED SALES PEOPLE
75% equity financing for those clients with 25% or more down wanting to purchase their principal residence. No income confirmation required. This product is available for self employed, employees, and commissioned sales, who have a good net worth and excellent credit history.
